Swire Unveils The Residences at Mandarin Oriental, Miami, To Be Built On Brickell Key

Swire unveils plans for the last available waterfront site on Brickell Key, aiming to transform the area with an ambitious new project.

The Residences at Mandarin Oriental, Miami, will grace the skyline, boasting two distinct towers. The existing Mandarin Oriental is set to make way for a new, upgraded space, featuring 151 guest rooms, 61 private residences, and 28 hotel residences in a 400-foot tower that seamlessly complements the residential tower in design.

Situated on the southeast waterfront, the separate residential tower will ascend 800 feet, offering a collection of 220 exclusive homes. Ranging from two-to-four-bedroom layouts up to 4,700 square feet, the development will include two exceptional duplex penthouses covering over 6,000 square feet.

While Swire's previous petition to construct a 1,049-foot tower did not materialize, the proposed 800-foot tower, along with the smaller 400-foot hotel and residences, aims to segregate transient occupants from permanent residents, prioritizing privacy and security.

In a statement, Swire assured that the towers will be "architecturally significant." Henry Bott, President of Swire Properties Inc, expressed enthusiasm for the project, touting One Island Drive as a sanctuary for luxurious design and impeccable craftsmanship, offering panoramic views of Biscayne Bay and the city skyline.

The renowned Kohn Pedersen Fox Associates is handling the design, preserving the exclusivity of the Mandarin Oriental. The project is set to introduce new faces to the Miami market, including Parisian designers Tristan Auer and Laura Gonzalez, responsible for the interior design. Shma Designs from Thailand will oversee the landscape, bringing fresh perspectives to the Miami skyline.

Pre-construction sales are anticipated to commence in late 2023, with prices starting at $3.5 million. Due to a previous deal, One Island Drive is exempt from the Urban Land Review Board's approval process. Although the completion date remains speculative, an estimated timeline suggests the residences could be delivered by early 2026, aligning with Swire's construction plans following the sales launch.
